In today’s market, making your property stand out among all the current listings can be quite daunting. A seller must present any listing in a way that will excite a potential buyer enough to pull the trigger. Investing some money into remodeling is the answer.
Trying to convince a seller to sink more capital into a property he/she is trying to sell is not an easy task. Most may be willing to sell as is and push any improvements to the buyer. Let’s step into the shoes of the buyer for a minute: that new coat of paint on the exterior or the updated master bathroom can be enough to sway a sale. It would be one less expenditure out of the buyer’s pocket if he decided to purchase. New carpet throughout the house or updated kitchen cabinets could be what sets your listing apart from the others viewed by the buyer.
Remodeling could be a great way to make a profit, too. There are many houses out there that have fallen into various states of disrepair. A savvy investor can purchase these for much lower prices and hire a reputable contractor to improve both the interior and exterior. The smell of new paint and carpet is beguiling to many buyers. Creating that excitement is what is important and could make a big difference!

Nice article Rex! Those are some very important points to remember if you want to sell a house fast. It’s amazing how far even a little home remodeling can go in getting a home sold fast!
With all the competition on the market right now, you really do have to outsmart the competition. Home sellers really do need to take care of the paint/carpet/kitchen before the house hits the market. Getting in with a good, reputable contractor can take the headache out of selling a house fast. Good thoughts here.

Paint has got to be the least expensive way for you to make an decent place look great.
Agree with this for sure.
Paint is good….my vote would go for some good old fashioned landscaping. It’s cheap (especially if you do it yourself) and makes a big difference on the curb appeal.
My biggest problem is finding good reliable contractors that don’t try to charge you an ARM and a leg for smaller jobs.
Carpet is not my favorite but there are some good looking frieze styles iit right now
Be careful of scope creep, I started a minor renovation of my living room and ended up renovating the kitchen and basement too. This stuff is addictive
