<p>This part of the home runs neck and neck with the kitchen for being the most critical to selling a house fast.  The decision makers of a family are going to be the ones residing in this area of the home so it makes all the sense in the world to make sure that it is impressive.   If you are trying to learn how to sell a house fast, pay very close attention to the master bedroom.</p>
<p>It does not have to be huge, but it should be able to fit AT LEAST a queen size bed.  This supercedes all other home selling tips for this room since most buyers will not even consider a house if the master bedroom is tiny.   Another way to make the master bedroom appear larger is to add a trey or vaulted ceiling.   This will improve the buyer&#8217;s perception of the size of the room.</p>
<p>Lighting is also a key component to setting the mood in the master bedroom.   You can&#8217;t go wrong with plenty of natural light as well as recessed lighting (ideally with dimmer switches that can help set the mood).    If you really want to stay cheap, you can always brigthen up a room with some strategically placed lamps.</p>
<p>The master closet is a very important part of this area so you should do everything in your power to make your master closet as nice and large as possible.   To enhance it, you should consider installing an organizer system.  This will add more stature to the closet without taking much away from the budget.  These organizer systems are especially important in homes that have small master bedroom closets.  In these homes, it is essential to SHOW buyers how they are going to survive with such limited closet space.  A well set up organizer system can transform a BIG negative into a positive because it will demonstrate to buyers how to fit much more than they could possibly imagine into that space.</p>

<p>As always, pricing your home to sell is key.  The market is changing month to month.  63% of homes have to have a price reduction, which means that their original list price failed.  </p>
<p>People want the best looking house on the sale rack.  There is no &#8220;trying a price for a couple weeks.&#8221;  If you list your home for sale and sell without making a price reduction, the average percent sale to list price is 97.4%. If you have to have a price reduction, the average sale to list price is 79.2% of original asking price.  (2nd Q data collected from multiple mls areas and supplied by Chuck Karr.)</p>

<p>In the interest of time, the real reason for exploring this subject is, well, <em>the interest of time</em>.  The most important resource people have is time.  That being said, using time wisely is key.  This is true for any business, and is of utmost importance in the business of selling houses.  So what does this have to do with Agent Open Houses and whether or not they work?  More on that in a moment.  First, let&#8217;s find out what exactly we are discussing. </p>
<p>Agent Open Houses (sometimes called &#8220;brokers opens&#8221; or &#8220;realtor caravans&#8221;) are when the listing agent for a particular house invites other agents to come and &#8220;preview&#8221; the house.  These are typically held during the work week.  This is a great way for agents to see what is currently available on the market to sell.  But is holding an Agent Open House actually worthwhile?  Let&#8217;s take a closer look.</p>
<p>For a buyers agent who has buyers looking in a specific area, attending an Agent Open House can be beneficial.  Not only does the buyers agent see exactly what is being offered for sale in the target area, but they also see the types of finishes and current pricing offered.  Once these facts are communicated to their buyers, the buyers can make more informed decisions. </p>
<p>Another benefit of the Agent Open House is the ability for buyers agents to network with the selling agent and the other agents attending.  Networking, although an overly used and abused term, can be one of the most rewarding home selling tips if the agents attending the open house are smart about who they meet.  The more agents you network with, the more deals you are likely to encounter.  <strong>This also, however, is a double edged sword that brings us to the down sides of holding and Agent Open House.</strong></p>
<p>Networking is a downside of Agent Open Houses &#8211; wait, didn&#8217;t we just say that it is a benefit?  Yes, its actually both.  Many agents have been known to attend open houses just to have something to do in the middle of the week.  Or, some will attend just to get a free gift or prize (or lunch!).  A few agents interviewed for this article actually tout the idea that none of the agents attending open houses actually ever do deals!  Now, this is not a complete truth because I personally know several agents who do deals AND attend Agent Open Houses.  Agent Open Houses can and do turn up their share of tire-kickers.</p>
<p><strong>Has anyone actually sold a house through an Agent Open House?</strong>  The answer is yes although it is rare.  The reason it is rare is that once a listing is published, then buyers agents will usually know about it before the open house is held.  Saavy buyers agents know that if they have a house that comes available, and it perfectly matches the criteria that their buyer is looking for, then they will jump on it immediately.  A buyers agent won&#8217;t wait until the open house is held to then decide if they should then show the perfect house to their buyer.</p>
<p>In summary, Agent Open Houses can be beneficial and can assist in discovering how to sell a house fast.  Don&#8217;t confuse this with &#8220;Agent Open Houses will sell your home&#8221; because that is not usually the case &#8211; directly anyway.  They can, however, help you grow your network and can grow attention to your current listings.  This really can be a benefit and is why hoding an Agent Open House will ultimately help you sell more houses.</p>

			<content:encoded><![CDATA[<p>According to the NAR’s latest report pre-owned home sales made a come-back in August from the precipitous drop in July.  The existing home sales went up 7.6% in August making the annualized sales 4.13 million homes.  Sales in July were only 3.84 million.</p>
<p>While this is good news, the figures for August are still 19% below the 5.10 million sales pace of a year ago and show that housing demand continues to be too weak to portend a recovery in the housing market.</p>
<p>The research firm, IHS Global Insight indicates that we have probably reached the turnaround point in the housing recession.  The road back to normal conditions, however, will be long and bumpy.  Normalcy will not be reached according to IHS until 2013. </p>

<p>The thought of selling a home 24 hours per day may sound exhausting.  In fact, if you had to stay up for 24 hours trying to sell your house, you would be exhausted!  Lucky for you, there are a several ways to learn how to sell a house fast 24 hours per day, and they won&#8217;t cost you a wink of your beauty sleep.  We&#8217;ll discuss one of those ways in this article: flyers</p>
<p>The flyer can be traced back to the 16th century when color lithographs came to life on posters.  It has been working successfully ever since.  Can you believe, however, that some people still don&#8217;t use them effectively?   Whether you are an agent, home seller, broker, or investor, flyers are effective ammunition for you to use from your marketing war chest. </p>
<p>The basic flyer should consist of two items: house information and seller contact information.  With these two items listed, you are able to sell your house at 6pm, or 6am, or anytime in between.  </p>
<p>Imagine a jogger from the next neighborhood over is going for an early morning sweat-a-thon.  He decides to go through your neighborhood (which has a better elementary school district than his) and sees your gorgeous home, beautifully displayed with its new shutters, new paint, and expertly manicured lawn.  He sees a for sale sign in the front, but alas, doesn&#8217;t have a cell phone in tow.  Even if he did, he wouldn&#8217;t want to call you or your agent at 6:15am during his workout.  What does he do?  He keeps jogging <em>OR</em> he snags a flyer out of the display box, unenvenly folds it into a manageable size, puts it in the pocket of his sweat pants, and continues on jogging.</p>
<p>Before your alarm even considers waking you up in the morning, you&#8217;ve generated a solid lead for the sale of your home.  Even if you miss your alarm, and sleep until 10am, you have achieved your goal of getting an inquiry on your house.  All this from the comfort of your King Sized bed.</strong></p>
<p>Now, the minimum contact information you should have on your flyer is the address of the home (yes, people usually look at more than one home at a time), and your contact information (phone number and email address).  Another good idea would be to have a website for the house, which will give the future buyer the opportunity to take a tour of your home before calling or emailing you.</p>
<p>Additional ideas include having the price, school districts, number of bedrooms, number of baths and approximate square footage of the home.  This allows the flyer to answer the barrage of questions that a future buyer is likely to have for you.  Better they get it off the flyer than by asking you the same 10 questions over and over again.  </p>
<p>There is even a group in my town that uses flyers to sell other <em>houses</em>.  They put all of the houses they have on the back of the flyer: one of the best home selling tips I&#8217;ve seen lately.</p>
<p>The exact strategy you take with your flyer is not as important as making sure you always making sure you have a flyer available.  Don&#8217;t be one of the hundreds of agents and sellers that leaves the flyer box empty after the first 3 days on the market.  People actually do take the flyers, and that is a good thing.  Keep the flyer box filled with flyers.  Be sure to at least get the basics on the flyer, and you will be able to sell your house 24 hours per day.  You don&#8217;t want to miss that early morning jogger!</p>

CNN reported today that the median price of a home in the U.S. increased by 1.5% last quarter.  This is good news for home sellers, but is also good for the real estate market overall.  Often times home buyers are ready to purchase a home but are turned off by the uncertain reports surrounding real estate.  </p>
<p>Those year-over-year gains were very much in line with expectations, according to Lawrence Yun, the National Association of Realtor&#8217;s chief economist. &#8220;All year we&#8217;ve been seeing relatively flat national home prices, which appear to be supported by market fundamentals,&#8221; he said.</p>
<p>San Jose boasted the highest median price increase; it took over the lead that Honolulu held during the first three months of the year. Prices in the Hawaiian city were nearly flat quarter-over-quarter and up 9.1% year&#8211;over-year to a median of $621,600.</p>
<p>The report also goes on to mention that U.S. condo prices may have stabilized during the same period.  Although condominiums continue to lag single family home sales, prices for condos were up 3% in the first 3 months of the year.</p>
<p>With continued positive movement of home prices, home sales are likely to continue increasing.  </p>

<p>Six million active buyers and sellers search Trulia each month. It is therefore one of the better online sources for advertising properties. Advertising on Trulia will not be free, but costs may well be less than advertising in a local newspaper for the equivalent number of views.</p>
<p>Trulia is an alternative to Realtor.com for current listings and recently sold listings in a given area. Trulia is easy to search and flexible in being able to customize the search.</p>
<p>Zillow is a valuation site that combines sales data, mortgage refinance, and other pricing data in order to estimate the value of residential property. In areas where there has been little sales activity the data is sketchier and older. Zillow numbers should only be used as one indication of the value of a property. Always back up data found in a source like Zillow with current market analyses from Agents or formal appraisals. (Though recent sales can help you determine the value of a home on your own)</p>
<p>Cyberhomes uses 100 million property records from around the U.S. to derive its valuations. If the home is for sale, the sales listing price will be given as the value, which may over-inflate the actual value in some cases. Like Zillow, it puts the property of interest into the context of the neighborhood so comparisons can be made. The Cyberhomes tool allows the user to play around with valuation to determine how value might change if certain additions or changes were made to the property. If you are looking at distressed property this is one way of calculating quickly the difference condition has on the value of a home relative to other nearby property. Again, for the most accurate valuation, get the property checked by a certified home inspector and appraised before you buy.</p>
<p>These automated property finding and valuation tools are invaluable in giving Investors a starting point with locating and pricing properties without necessarily visiting the homes before putting in an offer. These tools make it possible to invest virtually, although they must always be used with caution and only as a starting point.</p>

<p>Many sellers believe that it is still okay to price their home too high thinking that they will drop the price at a future date and will be inundated with offers that very day. This reasoning comes from a fundamental lack of understanding about pricing in real estate. You see, real estate is not a commodity. Each house is different and buyers purchase based on the way a home &#8220;feels&#8221;. Because this is the case, you need to do everything possible to sell when the house first comes on the market.</p>
<p>The best way to do this is to properly prepare your house for sale AND to create a &#8220;worry&#8221; price. This pricing strategy may seem a bit more aggressive initially to the seller. However, they must understand the whole picture behind worry pricing.</p>
<p>We like to create a “worry” price so that any buyer that walks into the home, will “worry” that someone else might buy it. We have to lure buyers in by price, and hope they fall in love once inside. If we price a home right from the beginning, the home will sell more quickly and for more money as compared to selling a house that has had a price drop. In the end being priced right to begin with will net the seller more than being over priced and having to reduce the price some time over the listing period.</p>

This time last year the rate stood at 5.32%. 15 year fixed-rate loans are sitting at 4.2%</p>
<p>According to Austin Kilgore of www.housingwire.com, rates are being driven down by an increased appetite for American bonds as compared to those of the more volatile European nations.</p>
<p>Banks are anxious as rates near the 4.5% level because they could stand to lose a lot of mortgages that they are servicing as people with equity rush to refinance at these low rates.  For those sellers asking how to sell a house fast in today&#8217;s market, look no further than showing potential buyers how low their mortage payments will be with today&#8217;s rates.</p>
