Dealing with objections is something everyone has to deal with.  Our strategy is to brainstorm about potential objections before they happen.  One you have them on the table, go through them one by one and figure out how to eliminate them. 

Will the potential buyer be turned off by the wall color?  Paint it – done.

Will the potential buyer think that the house is too close to the road? Fence it – done

Will the potential buyer balk at the monthly payment? Team up with a good mortgage pro – done.

 

These are just a few examples (of a HUGE list) of potential buyer objections.  If you eliminate these before you put your property out there to sell, you'll find the sale occurs much more quickly.

Just curious if anyone else has examples of where they have used this strategy?

I had a listing recently that had some INTERESTING neighbors.  They actually had farm animals (chickens, etc.) in their back yard.  And this is in the middle of Atlanta (not out in the country).   We got a lot of feedback about "not liking the neighborhood."   It was in a good area so I figured the farm next door must be the problem.

 

 I eventually convinced my client to put up a VERY tall privacy fence.  The neighborhood suddenly became good enough and the house went under contract in a few weeks.Laugh

We had a listing recently that was very closeby to the interstate. Talk about a challenging environment to sell a house fast in!  Once we talked the seller into putting up nice plantation blinds, the house went very quickly.  I think they helped with the noise reduction and convincing buyers that they were not so close to the interstate.

As bad as it would be being next door to a chicken coop, I got to give the prize to Kayla for getting a house right next to the interstate sold!

We had a funny story recently.   Every thing about our last renovation was perfect but we were concerned about the house direcly across the street.   The yard of our neighbor was awful.   Luckily, we had some leftover new sod after completing our yard.  We spent a few hours remaking the front yard of our neighbor and now our eye sore is gone!

We had one set of neigbhors that was so disruptive that our seller ended up buying their house.  It helped him sell his renovation and he got another deal to renovate as well!

That is the best way of doing it for selling home and at the same time it will be effecitve when a person know where to sell it fast and quickly.
